An Annapolis family was contemplating a common question--is our house big enough, and the right space, to support our growing family? Is it better to renovate, and keep the features and location we love, or find a new home on the market, which would take us away from the community we've become such a part of?
Upon touring their home and speaking with the family about what worked, and what didn't, about the space I was optimistic we could re-purpose a number of spaces on the first floor, and rearrange some spaces on the second, to create a home which would be more comfortable for their family.
I rearranged the ill laid out first floor second sitting room to provide a larger dining space for their large neighborhood dinners. Adjacent to this, the kitchen was re-positioned to provide better sight lines to the entry, dining, and living spaces. The flow through the kitchen was reworked to provide both more storage, and a larger work and seating island. Rearranging the living room provided a more comfortable seating arrangement, and a better flow both to the kitchen and to the outdoor seating areas. Rearrangement of a too-large front powder room and laundry room provided space to carve out a mudroom entry and small office, while retaining a comfortably sized first floor powder room.

On the second floor, an excess of space in the master bedroom was reduced slightly to provide a more private entry to the space, a more efficient closet, and a much more luxurious master bath. The space over the garage was made habitable to provide space for a large, multi-person bathroom which would accommodate the needs of their three growing children and their conflicting schedules. This repositioning also included moving the laundry room to the second floor, greatly reducing the time spent on transporting and cleaning laundry.
